Because the builder owns the amenities at Oak Run, technically there is no HOA. The fees are service fees. The Oak Run Homeowner Association is not an HOA but a 617 Not For Profit social organization.
HOA Fees - $110.26 - $152.24 per month depending on the the neighborhood.
The monthly Services Fee covers:

Oak Run Homes
Oak Run is built out and there are only resale homes available.
There are two types of homes in Oak Run - regular homesites and 'Maintained' homesites.
Maintained homesite - the services (amenities) fee includes these extra services: sprinkler system and the water used; mowing, edging, fertilizing and weed control of the lawn; trimming and mulching of the landscaping (unless you alter something). Villa homesites also include exterior pressure washing once a year and painting every 7 years.
Regular homesite you're on your own to provide the above services.
Age and Guest Restrictions
Oak Run is a Senior Living 55+ community in which at least one resident of each household is required to be Age 55 or older. All residents must also be 18 years of age or older. Younger guests may visit for no more than 30 days in any calendar year. Owner may delegate his right of enjoyment to the Recreation Areas to his tenant, family members or bona fide guests (defined as a guest staying with the owner for 24 hours or more). All guests must be accompanied by homeowner or tenant when using the Recreation Areas.
